Posted by pat mallory, on
Water comes on if heating not on .also boiler goes up to no three for about 30 minutes before slowly going down to zero and going off .could their be a leak in the pipes under the floor .

Hi, Jan here from South Coast Boilers in Newhaven. scboilers.co.uk Yes - there is a leak somewhere. It could be under the floor, but before you start moving furniture and lifting up floorboards; Check the pressure relief valve is not "letting by". Or in simple terms, go outside and check if there is a pipe dripping. If so, you may need a new pr valve or, your expansion vessel may need inspection/recharging/replacing. If you can't see water coming out, I would then begin to locate the leak by bleeding the radiators. The radiator with the most air inside - the leak will be nearer to that.

Hi Pat If the boiler comes on without demand then that means there's something wrong with the controls. If the pressure goes to 3 bars then after a while goes to zero ,then there's a problem with the boiler components ,it's unlikely a leak in the system pipes . Regards
