Hi Pat If the boiler comes on without demand then that means there's something wrong with the controls. If the pressure goes to 3 bars then after a while goes to zero ,then there's a problem with the boiler components ,it's unlikely a leak in the system pipes . Regards

Hi Alex It must be well over 10 years old ,as since 2005 all manufactured boilers are condensing boilers . It's always worth it to upgrade to a new modern condensing boiler as they're much more efficient which means you would expect a saving around £200 a year with more readability and peace of mind . Hi ,from what I understand definitely a new boiler will need also a new flue system as it is against the regulations to fit a new boiler to an existing old flue . Also you've mentioned a vertical flue route in this case you will need to make sure that the flue is visible at every joint (here the need for inspection hatches if the flue is concealed). Last point a combination boiler connects to 5 pipes plus a condensate (plastic) pipe . Regards

Hi,I understand that the hot water pressure in the bathroom is very low ,if that's the case then you should have a hot water cylinder (Tank) somewhere in the property (usually in a first floor cupboard ) therefore it's a gravity system and the low pressure could be caused by an air lock or a small blockage in the hot water supply pipe.
